Harvey smirked coldly at Andrew, intent on belittling him. “Andrew, I offered you a chance to make some money. Too bad you didn't take it. Any regrets now?”

The Stevens family members joined in with mocking laughter, vying for Harvey's favor.

One sneered, “Don’t waste your time on lost causes, Mr. Weller. Some people are destined to remain poor.”

“Next time there’s easy money, count me in, Mr. Weller! Unlike certain idiots, I won’t refuse free money,” another added.

“Exactly! Just tell us and skip the losers!” another chimed in.

“Remember calling us fools, Andrew?” Irene gloated. “How does it feel? Jealous?”

Andrew laughed mockingly. “Jealous of you all losing everything in this scam?”

Leroy taunted, “Classic sour grapes. Just wait till the money comes in—I’ll make sure to drive my new Bugatti past you.”

“Andrew, this is a sure thing,” Christina explained patiently. “Mr. Thatcher met with major corporations, confirming Jayrodale’s massive development plans.” Andrew gave her a pointed look. “And you’re certain it’s the East Side? Not the West End?”

Christina hesitated. “The East Side is most likely, and Harvey’s family got early information. I don’t think there’s any chance of a mistake.”

Andrew said flatly, “It’s pointless to argue. You’re all beyond help.”

“Andrew, I don’t appreciate that attitude,” Christina snapped. “Why must you always oppose me?”

Harvey chuckled. “Understandable, Christie. Andrew’s just trying to get your attention.”

Christina’s face fell. After finally seeing Andrew in a better light, her perspective soured again.

Just then, Francesca burst in, beaming. “Dr. Lloyd, Grandpa just called! The development payouts have been released. He’s treating you to dinner to thank you for helping the Aickers family—we made a fortune!”

“The money’s already been paid?” Andrew asked, surprised.

Francesca gushed, “Yes! Grandpa is overjoyed. Thanks to you, we made nearly thirty million dollars!”

Irene, Harvey, and the others straightened at the sum.

“So, the Aickers invested in the East Side development too?” Harvey asked with a smug smile. “Well, you were late to the game. The Weller family secured most of the prime land. Still, thirty million is a decent consolation prize.”

Francesca looked at him in confusion. “I have no idea what you’re talking about. We didn’t invest in that dump called the East Side.”

Harvey froze, momentarily surprised, but quickly dismissed it, assuming she was playing games and didn't press further.
